About Filip
Filip Ostrak has more than 20 years of experience in commercial real estate asset management and corporate finance and restructuring with a focus on commercial real estate, including diverse property types as well as commercial and residential mortgage-backed securities. Mr. Ostrak has assisted creditors and debtors in navigating and resolving complex issues in judicial and non-judicial circumstances.
Mr. Ostrak has provided clients with financial advisory services and financial litigation consulting services, primarily focusing on, but not limited to, commercial real estate and commercial mortgage-backed securities. He has worked closely with public and private companies to develop and implement financial forecasting and reporting tools, implement cash management measures, identify key performance indicators and prepare market analysis and valuations. His experience includes restructuring and workouts and cash flow modeling, as well as real estate property and portfolio management, acquisitions and dispositions.
Prior to joining FTI Consulting, Mr. Ostrak worked in asset management at institutional real estate pension fund advisors MacFarlane Partners and American Realty Advisors. While working in asset management, he was responsible for managing commercial real estate portfolios with assets ranging in value from $5 to more than $500 million. His responsibilities included managing property management and leasing efforts, developing lease-up strategies, building financial models with MS Excel and Argus software, preparing periodic hold sell analyses and developing disposition strategies. The assets managed include low-income housing tax credits, bond-financed properties and complex joint venture partnership structures.
Prior to working for institutional real estate investment managers, Mr. Ostrak worked as an analyst and accountant at a private real estate developer focusing on value-add opportunities in Central and Northern California. He also worked as an accountant at a Southern California real estate investment manager.
Relevant Experience:
- Provided financial litigation consulting services and prepared expert reports for CWCapital, USBank and Rialto Capital regarding commercial mortgage-backed securities disputes
- Prepared market analyses and financial analyses for major U.S. homebuilders and their creditors
- Managed American Apparel’s financial planning and analysis and treasury teams during its restructuring
- Developed a dynamic financial model for Chuck E. Cheese’s business plan to support its restructuring
- Worked with creditors and debtors to prepare interest rate cram down reports during bankruptcy
- Created an integrated three-statement financial model for World Oil Corporation to manage liquidity and profitability
- Identified key performance indicators and created benchmarking tools for a manufacturing facility in Mexico
- Analyzed Toys R’ Us’ proposed restructured real estate footprint to protect creditor interests
